Payment Information

Summer Taxes are payable July 1st thru August 31st without penalty. There is a 1% penalty each month until paid.

Winter Taxes are payable December 1st thru February 14 without penalty. Taxes are payable thru February 28th with a 4% penalty.

Any tax not paid by the last day in February to the City Treasurer's Office will be delinquent and must be paid to the Oakland County Treasurer's office with all applicable fee and interest changes.

Explanation of School Tax Rates 

State Education Tax - A 6 mill property tax levied on all property (homestead & non-homestead by the State of Michigan

Debt - A property tax levied by your local school district on all property (homestead & non-homestead) to pay off debt

Operating - A property tax levied only on non-homestead property by your local school district for school operating purposes

Oakland Community College - Levied on all property (homestead and non-homestead)

Oakland Intermediate School District - Levied on all property (homestead and non-homestead)

Property Transfers

In the year following a transfer the taxable value of a property uncaps and matches the new state equalized/assessessd value of the property.  This action can result in a dramatic change in annual property taxes depending on how long a property has been capped and the rate of property appreciation not measured in the overall inflation rate.  Form L-4260 Property Transfer Affidavit must be filed within 45 days of a transfer or a penalty of $5.00 per day ($200.00 maximun) is imposed.

Homestead Status Changes

Homestead properties receive beneficial tax treatment because they do not pay school operating taxes.  A property must be owned and occupied as a principal residence to qualify as a homestead property.  Additionally, a request for homestead exemption must be filed on Form 2368 Homestead Exemption Affidavit.
